During these troubling financial times we understand that many people are watching their dollars very closely. However, the possible financial hardships that may arise from not hiring an expert to manage and maintain your property could quickly become costly. Here are 10 questions that briefly test your knowledge on the liabilities that may arise if you decide do-it-yourself.
1. Are you aware that you may be mystery shopped by HUD to ensure you are complying with Fair Housing?
2. Evictions are a generally a worst-case-scenario. Do you know what costs and legal obligations must be performed if you find yourself having to evict? Also, what alternatives you have instead of an eviction?
3. Damage. What if you find the tenants are damaging your home while living there but are in the middle of a lease term? What if when they vacate and the amount of damage done exceeds the tenants deposit?

I have owned my condo since early 2005 and had tried two different management companies before signing on with RPA, both which had been very disappointing and had caused more trouble than assistance. Generally:

Lease Terms: Leases are for a period of one year. Ask the leasing agent if you have a need for a shorter term.

Deposits: For most properties, we require a first months rent, the deposit and the last months rent paid in full prior to move in. In many cases we can arrange installment payments for the last months rent. This is done on a case by case basis.

There is a non-refundable cleaning and processing charge which covers the final cleaning carpets, drapes, blinds, and floor after move out. This amount varies per property but typically is around $300.00. The total deposit amount quoted in the listings includes this non-refundable charge.

Pets: Pet policies vary from property to property. Most owners will allow cats with an additional deposit of $300.00. Small dogs (lap dogs) under 20 pounds are frequently allowed but larger dogs can be difficult to place.

Section 8: If you are a holder of a Section 8 certificate or voucher and the property you are interested in is in the City limits of Seattle, we can work with you. If you are a Section 8 certificate or voucher holder and your property of interest is outside the City of Seattle limits, we may be able to work with you. Please ask the leasing agent about the specific property.
RPA strives to provide fast attention to all maintenance requirements. Please complete the following Maintenance Request form and press the “Submit ” button.

Upon receipt, your property manager will co-ordinate with the maintenance department to schedule your repair.

Dont Get Locked Out
